Bellmead is one of our busiest areas: a city of about 10,500 just northeast of Waco, shaped by the old Katy railroad shops and the nearby air base that’s now the TSTC campus. It’s a mix of established neighborhoods and businesses along the highway, and plenty of driveways and lots that need work.
Bellmead has some of the clearest driveway rules around. In single-family neighborhoods, front-yard parking is only allowed on an all-weather driveway, at most 24 feet wide in the front yard, and all-weather surfaces can cover no more than 75% of the front yard. Approved surfaces include concrete and hot-mix asphalt. Gravel only counts if it’s bordered by permanent curbing and meets the city’s spec.
East McLennan County is black, waxy clay, and that clay moves. A Bellmead driveway needs a well-compacted base, drainage to the street, and crack sealing to keep water out.
