Seal coating is an asphaltic liquid covering used to seal and renew the surface of aging asphalt. It is the most crucial element of a pavement-maintenance plan. Untreated asphalt, or blacktop, will deteriorate quickly and become brittle and less resistant to the loads it must bare. Seal coating protects the asphalt from contaminants such as motor oil or gasoline as well as salt, water, ice and the sun that will stain or eat away at the asphalt surface.
Seal coating can be applied via a spraying or a squeegee method. The spraying option is known for its preciseness and uniform color. Ideally, seal coating is performed when temperatures are above 50 degrees Fahrenheit and not lower than 40 degrees Fahrenheit.

Quality seal is combined with a 15% dilution with rubber additive, dryer, and up to 2 pounds of sand per gallon, depending on the current condition of the pavement.
