To provide you with additional insight regarding what is included in our parking lot replacement or renewal projects, a bit more detail is provided, below.
Whether this type of endeavor involves a completely new lot or one that is need of resurfacing or normal repairs, Prime Asphalt provides every product or service necessary to cater to our Arlington clientele:
Hot Mix Asphalt Concrete (HMAC)
To produce HMAC, we combine a heated asphalt binder to an aggregate at controlled temperatures. Once the heated asphalt has reached an ideal temperature, the paving and compacting can begin.
Asphalt Patching and Repair
All parking lots will require repairs from time to time. A temporary fix, known as spot-patching, along with other repairs, can be performed once the temperatures of the air and ground are above freezing.
If problematic deterioration of your parking lot is evident, Prime Asphalt recommends saw-cut removal and replacement. When water has infiltrates to the point where damage to the sub-grade is evident and the structural integrity of the pavement is a concern, saw-cut and removal will be the only viable solution. .
Chip Seal
If you desire your residential or business parking lot to really strut its stuff with noticeable ambiance, Chip Seal is a wonderful choice! Chip Seal is synonymous with “Tar & Chip”; and when compared to utilitarian black-top or concrete, Chip Seal offers a far more attractive appearance as well as other distinct advantages over traditional paving options, including:
1. Less cost
2. Maintenance-free convenience
3. Enhanced traction
4. Reduced heat absorption, and
5. Very little downtime
Chip Seal utilizes liquid asphalt (or hot bitumen) which is poured over existing pavement or a compacted and grated area. After the rock component is added, the area is rolled, impacted and sealed.
For additional eye-catching aesthetics, you can choose from a variety of natural colors that will make your parking lot stand out. In the end, your paved property will offer a textured, classy, high-end appearance.
Crack Fill
When cracks in asphalt become apparent, they should be remedied, as quickly as possible, with hot rubber or cold-pour crack filler. Both products harden, super-tough, for prolonged protection from advanced deterioration. If left unattended for too long, cracks can weaken your parking lot's structural support. Timely, pro-active repairs bypass far more costly interventions that would become necessary, down the road.
Seal Coat
If not sealed, or if not properly sealed, asphalt will quickly deteriorate. Seal Coat is the perfect protective covering, and should be applied at least every 3 years. With this process, air and pavement temperatures need to reach temperatures of 49 degrees Fahrenheit, or more. That temperature reading should be consistent for a period of 4 continuous hours.
Oil-based Coating
Certain oils in pavement serve a critical role with providing maximized protection from water invasion, unforgiving temperature extremes and UV bombardment. Over time, these oils will be, naturally, lost due to oxidation and regular wear and tear. To ensure the loss of these oils does not compromise the integrity of paved surfaces, emulsified sealer/rejuvenator permeates the pavement to provide much-needed protection from the elements and traffic flow. Oil-based coatings cure rapidly, rebind the aggregate and offer a rich, black coloring. Oil-based Gilsonite can be added during any season, irrespective of the current temperature, as long as the work area is dry.
Specialty Coatings
Black is only one choice for parking lot coloring. At Prime Asphalt, we offer 13 earthy hues that will create eye-grabbing attention to your parking lot location. SealMaster Neutral Base Color Pave is mixed with ColorPave HD Tint; and the end results are noticeable and attention-grabbing!

Recycled or Green Materials
We, at Prime Asphalt, wish to minimize our 'footprint' on the environment whenever we have an opportunity to do so. As a result, we offer recycled asphalt – or RAP – which is the single, most-used recycled product in the US. RAP has earned its reputation for being very tough and maintenance-free; and is made from previously-used pavement that has been crushed, yet still possesses some of the original bituminous asphalt.
